Figuring out exactly when to sell can be difficult and involves a number of factors. I can help you remove some of the guesswork.

First off, this year is gearing up to be a good time for sellers. With lower inventory – 3 percent fewer homes on the market than 2016 – buyer demand is higher. This means sellers can likely expect offers above asking price, something I’ve already been seeing with clients.

Real estate website Zillow just released helpful data to pinpoint the best time to list a house. After analyzing sales data for 25 major metro areas, including New York/Northern New Jersey, the company found that U.S. homes listed between May 1st to 15th tended to sell nine days faster and 1 percent above the asking price.

And, after reviewing site analytics, the company revealed peak times to list a house for maximum buyer interest. Listings debuting on a Saturday garnered 20 percent more traffic than earlier-in-the-week listings. The second-best day to list was a Friday.
